Information for Land Lords |
Landlords who are interested in renting to Section 8 participants can have their name and phone numbers placed on the Prospective Landlord / Unit Listing. Eligible applicants are issued a Housing Choice Voucher, the voucher specifies the number of bedrooms approved for and the timeframe which to find a unit. Tenants are also given listing of interested landlords to help them in finding a unit.
Section 8 recipients may find a unit by using the listing, reading the newspaper, word of mouth, or by renting from a family member. The tenant's rent is based on 30% of their gross income and the Housing Authority pays the landlord up to the Fair Market Rent limit listed below set by HUD.

When a tenant secures a unit, the landlord and tenant must complete the Request for Lease Approval and submit it to the Section 8 office The Request for Lease Approval gives the Section 8 office permission to inspect a unit on behalf of the tenant. It is the owner/mangers responsibility to contact the Section 8 Inspector to set up an inspection appointment.
Once the unit passes inspection, a contract is executed between the Landlord and the Housing Authority. The owner/ landlord aggress to maintain and operate the property in accordance with the Housing Quality Standards, permits the unit to be inspected annually, notify Section 8 of any unscheduled move-outs by the tenants and notify all change of ownership immediately |
